When I was selling real estate I had several owners "invite" multiple realtors out at the same time.

It was interesting to see the looks on the faces of the agents when they realized they were competing one on one with several agents in a face to face contest. That never happens.

Some left, I stayed. It always backfired on the Sellers. They thought they'd get a higher listing price and a lower commission. What usually happened is that the Agents ganged up on the seller and made them realize they needed to be realistic with pricing so they ended up listed for less than what they originally wanted to (a more realistic price) and they always got a full price commission. Interestingly more agents knew about the property and knew the Seller's situation so they showed it more and it usually sold quicker than the neighbors.

While I have no problem interviewing several Realtors(R), I do think it's rude to have them all there at the same time. I don't do simultaneous interviews when I hire someone, and if somebody invited me in for a job interview and had other candidates there at the same time, I'd walk.

I haven't read all of this yet... but will shortly...

my grandpa is a Real Estate Broker has been since the 60's... although his primary income has been rehabing houses (he owned/rented out about 300 appartments untill just a few years ago), last few years he's flipping houses (he's realy enjoyed the massive amount of homes that the forclosure market has brought him)

anyway... when we moved up here to MI he gave me the password to the full realitor MLS... it's funny to see how much more work the realitors are having to do now to sell a house... if you looked at the listings from the early/mid 2000's you'd be lucky to see even a single picture, the listing info was just the basics about what rooms it had and such... now there are many more listings where they play up ALL the features of the home...

i knew a few small time realitors that where trying to get started near the end of the "real estate boom" in FL... is all it took at the time was passing the test (which took one of these guys 5 tries)... and being physicaly there in body to get a few listings (he'd lived in teh area and knew a lot of people)... he ended up not making it as a realitor... when the boom slowed all his leades dried up...

no real point to my post... but hey whatever :)

Yeah, MLS photos can be pretty horrible. I don't get it - it isn't hard to find a cheap photog to snap a few pics. For the average house, they don't need to be super-duper - but correct exposure and decent composition make a difference.
