sorry, most times I recognize when to explain what something is

basically its a "super" particle board most roofs are decked with it now as well as many floors.

tough strong artificial plywood, stronger because the strands are "oriented"

Thanks for all the feedback guys. I'm going to go speak to the planning dept and see how difficult it'll be to get a variance. I suspect it won't be too hard, as there are other houses in the area that have large garages.

I should give you some background. The property I'm planning to build the shop on is a house the wife and I just made an offer on. It's on a 0.75 acre lot located in a semi-rural area. Our offer was accepted and I've had one inspection done. The next one is on Wednesday - as long as the inspections are clear, we'll get possession in February. Hopefully I'll be building my garage mahal next summer.
