I'm with this. If I give my word as a buyer or seller, I'll follow through. If I'm not in a position to give my word as a seller, I won't. If I take a deposit (I won't leave completion open-ended,) it's a done deal.

I know there are a lot of flaky buyers and sellers out there. I'm not one of them, and don't prefer to deal with them.

As a buy, assume first with cash until you take possession. As a seller, taking a deposit and agreeing to a sale vebally should be your bond.

I had something similar happened to me. I found a big extension ladder, sent him a few messages back and forth and told him I could pick it up at noon (it was 9 am). He said to message him at noon and he would give me his address.

I contacted him at 12:15 and told him I was ready to go and he told me that he was now holding it for somebody else since he hadn't heard from me.

I gave him a piece of my mind. Fair enough if you don't want to hold it, but why hold it for one person and not another?
