Bam. Under contract. Still have to wait for inspection and appraisal, but I'm sure it will appraise north of $100k. The listing agent tried to get the owners to list it for $102k, but they panicked and wanted out quick because they closed on another house. Right place, right time. It was listed at noon, I was in it by 6pm, and an offer was made by 10pm. 7am the next day I had a verbal acceptance (along with telling me that she cancelled 8 showings for that day), and under contract 10 hours later.
All appliances convey, new natural gas forced air furnace in 2012 with an evaporator in case I want to add central air. Big 1-car garage 12x30 with storage overhead and room to add to it. With my down payment, I'm anticipating a monthly of about $135
One of my favorite parts was that I saw this Buddha statue in the back yard and I had my agent write it in as a stipulation that "Buddha stays." I win.
I laughed out loud at the street name. I also will admit to maybe considering buying it partly JUST because of the street name.
