Local guy has a 06 RX8 6 speed, flawless body, mileage is unknown atm. Extremely nice interior with leather.... He says blown motor with low compression. Claim ignition coils are only 6 months old.... Wants 500 bucks and I smell a deal. Learn me up, can I save yet another Mazda?

There's more than $500 in parts there, so if you just want to buy it to dismantle and eBay, that's a start.
Absolute worst case, a quality reman engine from a reputable builder is $4k-4500+ shipping. Used engines are cheaper, but riskier. Even if you pay someone to install, you're still only looking at having a running car with a new motor for $6k. That's under market for a clean RX8.
Do it, get good OEM plugs, wires, coils then do a compression test, RX8s can suddenly gain back compression when the entire ignition system is healthy.
Also see if you can get it to start after get it warmed up, shut it off then attempt to start again, if it starts hard you are going to want to plan on a rebuild usually, aside from that they are fairly solid, the transmissions are a bit weak for track use but fine for autocross and daily driving.

Seller just texted me back and said mileage is 197k, and it started having trouble on a hot restart, now it won't start at all

If the fuel level in the tank is low, you are never going to get it to start standing on it's bumper like that. Check for mods, like booster rocket attachment points.
See if he still has the original coils. I started having hot start problems over the last 4 months on my Rx8 and reinstalled the original coils and now it stats great. I had installed Rock Auto coils which lasted about 2 years after the engine was rebuilt. There are so many reasons these engines won't start hot apart from lack of compression: starter motor and fuel pump for example.
So do own it yet?
So update, yesterday guy agree'd I could come look at the car today on my lunch break and then completely flakes out and will not respond to calls or txts

Seriously, just do it. Here is a rundown. Wheels can get $250, AC Compressor $20, EGR Air pump $50, Throttle body $24.50, Starter $15, Alternator $7.50, Taillights $25, Radio $30, Boss Speakers $25, headlights $96, Dash display $5, steering wheel stalks $20, Doors $100, Hood $50, stripped body with no interior or doors is $90 scrap, Blown engine is $350, Fenders are worth something but I cannot comment since hammers were involved.
Your results may vary. My suspension has been free and I paid double and I still have a trans, diff, shocks, etc.
and DAMNIT! That is just too good for a guy to flake.
Can't you put an LS engine in an rx8 if its got a blow motor you might as well.

Ugh, the worst. Was once standing at the house of a guy with a B18C1-swapped '90 Integra, with the cash in my hand, and the guy would not answer the door or my phone calls. Really sucked.
