It's a little more complicated than that, but not much. When you make an offer on a property, the closing date is part of the negotiation. Once the offer is accepted, it's a contract, and there is no question as to when you take possession. You can do all the paperwork yourselves, but I've never paid more than $500 for a lawyer, so it's not worth my time. Basically, you make the offer, sign some papers, give the lawyer a cheque, and pick up the keys on the closing date. Pretty drama free.

I believe that's called a "short sale" or something like that down here. Not typical outside of foreclosure and tax seizure properties AFAIK.

Even if the buyer is paying cash, odds are the seller has a mortgage. Escrow basically exists so that the mortgage holder can validate that money and title transfer happen atomically -- that is, that they can't get screwed by handing over one and not getting the other.
IIRC, you can skip title insurance if you want if you're paying cash.
Even if the seller owned the house outright and the buyer was paying cash and didn't want title insurance, you'd probably still be required to use escrow because the state wants property tax to be paid at the transfer and is expecting there to be an escrow account.

So the banks there don't require appraisals, home inspections, etc to be completed and approved before the closing date?

I know this wouldn't be the norm … but if you're truly paying cash, then the bank wouldn't have any say-so in the transaction … I imagine you wouldn't "need" a survey, an appraisal, a home inspection, etc ….
straight up .. buyer beware
'course the feds would have a say in the transaction due to the amt. of cash
all of those other things are more for the banks protection than anything else aren't they ? (regardless of how the buyer might benefit)

They require an appraisal which they take care of.

I have had no internet for the last three days so we are still de-porning the house. The downstairs is now livable and clean, our realtor friends are flabbergasted at the change for what amounts to some paint and proper furniture. I am going to have to tear the kitchen out though, no way around it. No reason to start tearing it out until I get the cabinets designs finalized and in-house though.
I found a beautiful Kofod Larsen pair of couches on Craigslist to finish out the downstairs and a original Salig Z chair set but these need to be restored. Someone painted the wood black and the fabric and foam is completely shot. F'n Animals to do that to a original Z.
Neither I nor Google has heard of Salig Z, so I'd probably pain it black too.
