It is pretty. Right now it's pretty damn hot. And all the lovely smoke from those unfortunate wildfires out west.
My vote for best natural arch in the state goes to the little one in "Hidden Canyon" inside Zion canyon. It's small, but in a very unsuspecting place.

The land was cool because it was so quiet. But it's cheap for a reason. Look up Beryl UT. Then look on the outskirts (lol) then drive half an hour out a dirt single track. Still, cheap. Gonna think on it.

Yeah, because adding a kink to unsettle your car just before a high speed corner is totally the way its done.
And, in my opinion, totally stupid. We had a rules Nazi show up and alter our ice race track once, so we had all sorts of crashes entering what would have been a glorious, safe, high speed sweeper.

Power, yes. Water, if you have rights and a well. Surprisingly good cell/internet. It's about 40 minutes from Cedar City where there's a hospital and a university. About 1.5 hours from me up a two lane highway. It's out in the sticks by all measures. And at 6k above seal level, the winters are not my cup of tea.
