I own a 1961 vintage 1210 square foot bungalow in Saskatoon, with a 26x40 garage in the back yard on a 50 foot lot. I could sell my house here, buy that, and probably only have to come up with the exchange on the dollar. Wowsers.
Yeah, the price seems too low. What's the catch? Is the EPA after him?

The catch? It's in the middle of effin' nowhere.
Not a lot of jobs in that area to fund a $400K house purchase.

Yeah, that's a surprisingly good price. That could be done around here too for that kind of money (actually something a fair amount bigger), but as mentioned it would be out in the sticks.
The listing fails to mention, "One hour to Watkins Glen."
I'd live there if I won the lottery. Exactly what I want. Middle of nowhere? Good.

build a test track there and rent it out to car clubs and E36 M3.....just like Little Talladega in Munford Al, that place is always booked...
Considering the area that price doesn't seem completely crazy. A friend of mine has several family members trying to sell of farms with serious acreage (and run down buildings) near Utica, NY for less than that.

As a construction professional with a good idea of the construction systems and techniques he is describing, I will agree that that property is significantly under-priced, regardless of the location.
Anyone who says it is over-priced, clearly does not understand what he is describing.
I'd buy it in a heartbeat if I could.
Ohhhhhh you know the wife and I have been thinking.. . . . . That is only about 8 hours from me now.

It has the look of a winery that was built and closed shortly thereafter, or never actually made it to opening, and then converted to home/shop. You probably couldn't build it for that but I can't say whether or not that's a good price for where it is. I've made many trips to the finger lakes from Western PA and its a beautiful area in all seasons.
