Partial thread-jack: I've wondered about putting an electric tankless unit in the garage for hot water at a utility sink. Smart? Dumb? Garage is not connected to the house. There is a natural gas line in the garage for an overhead furnace which I guess could be tapped into but I've already got a 220V line just hanging around near the location for the sink (not connected to anything on either end, PO surely had some equipment in that area at one point which is now gone). Would rather go electric vs gas.

It depends some on how much hot water you need. I've worked in construction trailers that use small, 120V water heaters for hand washing under one or two sinks. For the intended purpose, they have worked fine. And they're cheap. If you need more hot water than just for hand washing, then you may need something larger. Throughout my career in commercial & industrial realestate engineering, I've also powered up small (15 gal or so?) water heaters, suspended above ceilings of bathrooms. These are typically 208V-1 phase (2 pole circuit breakers).

My office has a small tankless under the bathroom sink. It's pretty much useless. It might warm a trickle of water a few degrees. To keep my admin happy, I just installed one of these. 120v, 1500 watt, 3 gallons. It is perfect for hand washing and the occasional coffee cup. It was $120 on Amazon. This particular one is currently unavailable but a search turns up many different brands. Link to the one I ordered.
This would be for washing hands, maybe some random items once in a while, and provide up to a gallon of water that's around 110-115F for developing C-41 35mm film now and then. These 2.5ish gallon 110V units sound like they should handle this sort of thing as long as I keep in mind the system limits.
