Pick places that have water. I driven through places in Arizona that were overgrown with ferns. I live in Utah now, and am a couple miles from a reservoir. We have a couple of creeks running through the neighborhood. One house we looked at had stream on three sides. That was pretty cool. There was a little bridge as part if the driveway, and a walking bridge between the house and the two garages.
Edit: There air is dryer, though, but that keeps the bugs down. We have mosquitoes where I work, but not near our house.

I live in MD, and WV is sort of attractive to Marylanders who are fed up with the hard left politics of this state. A co-worker of mine lives in Shepherdstown, which is a cool little college town close to the Maryland line. The main drawback to living in West Virginia is having to say 'I live in West Virginia" when people ask you where you live, as there's still some negative connotations to that. But man, I have looked at 100 acre parcels in central WV, they're cheap and enticing. If you hate people, and have enough money that you don't need to live near any sort of a "job", that's the place for you.

The eastern panhandle is almost not WV, but yea, you're right. Saying "I'm from/live in WV" stirs up a lot of disrespect and ridicule. I'm a WV native, so I've had terrible experiences by saying I'm from there. I love the state, but won't live there again due to the very limited economic potential. I am likely to buy property there if I decide to stay long-term in Pennsylvania though.

Well mine was just electrical tape.
I have no earthly idea who would have been there. We had the windshield replaced once, poorly, so maybe then. It was invovled in a very minor front end collision, but I think that was just the facia. It's a mystery. Anyway some goober decided electrical tape was the fix.
did you buy it from me? because i have temporarily fixed windshield squirters with RTV, Flex Seal, and/or electrical tape.

make sure you get mineral rights.
i inherited a portion of the mineral rights to a family farm that was sold a generation or two ago. IDK how that works, but i got a bunch of money out of the deal because somehow my family kept the mineral rights when they sold the land. I know i'd be pissed if someone showed up and started digging / drilling and extracting E36 M3 that was under *my* land.

Mineral rights are almost exclusively held by leases and mega corps at this point in WV. They bought them from poor landowners in the late 1800's and early 1900's who had absolutely no idea what that black rock or smelly air coming from the ground meant. Those rights are now worth millions. That ship sailed long ago. Your case is the very rare exception.
You're also discussing mineral rights and surface rights. You can still hold the surface rights while someone else holds the mineral rights. So they can't just show up and start surface mining without paying you. In that regard, your scenario above can absolutely happen.

Southern WV has very mild winters. Almost no snow. I really don't mind the weather there a bit and I hate the weather in Pittsburgh.

Also there are some high desert places where there is limited people, a decent aquifer where wells would go well and land prices are like....15k for 50 acres in Arizona.
I like living off grid too so that aspect is actually a plus .

Be careful to do your research... there are lots of unscrupulous 'developers' selling 'mini-ranches' in rural AZ that are not quite what they're advertised to be. Sure, you can dig a well, but it might cost $60-80k to get to the water... Miles of unmaintained dirt roads that turn to trophy truck courses in monsoon season... I won't even get started on the 'neighbors'... LOL
High desert is where we've been for 30 years, and high desert is where we're going, and we love the climate, but there are definitely some places you don't want to buy.

Just great. Got a call from The Dancer that some kids had run a red light and hit her truck. Thankfully it doesn't sound like anyone was hurt, but she's been waiting for a while now for the police to arrive to file a report- which may not even be worth it since a) the other drivers were a bunch of kids who aren't likely to cop to having run the light and b) KY is a 'no-fault' accident state- which means we're unlikely to be getting anything out of their insurance anyway. They waited for like 2 hours and no cops ever showed up- and when they called again they said it could be another 2 hours, so we're going to have to file any reports ourselves it seems.
Not what we needed when there's still a decent chance I'll get laid off this week. Not looking forward to seeing what the damage to the truck is- and since it's only a few years old, any replacement parts will likely not be cheap or able to be found in a junkyard easily.
Time to get a dash cam for the truck as well... at least then we'd have video evidence if it happens again and there's more damage/injuries. Honestly with as much electronics and cameras that cars these days already have, I'm shocked that a dash cam isn't more standard equipment...
EDIT: Just got to look over the truck and thankfully (and surprisingly) the damage is very minimal- honestly with some good detailing work you'd probably never know anything had happened. Small bit of schadenfreude in that it sounds like the other car took the hit far worse, especially since it seems like it may not be worth the time and effort to try and file a report on the accident such that the other driver might get a ticket for running the light.

I am not completely sure about this, but I'm fairly certain that the Commonwealth's no-fault applies only to personal injury not property damage. Also, you can opt-out of it if you want when you buy your policy.

I tried to figure it out but failed in quick Googling. For better or worse though, the damage is minimal enough that we likely won't even bother filing anything with our insurance, so it's a moot point as far as that is concerned.
After ten years, I had to replace the steering Dampner I put into my Disco. I am not sure on the quality of old man emu products, but I am not sold on their stuff. It should not look like this.

Got the option of a Dodge Challenger for a rental car. Figured that sounded like fun. Nope. berkeley that car.
The worst visibility I have EVER had in a car. Biggest blind spots ever (from my passenger's head back), and perhaps the smallest side view mirrors ever (my dad's Fiat X1/9 *might* have had smaller, but not by much).
The hood is massive and I could not tell where the corners were. Going down a stair-step hill, I could not see the road in front of me. First time I had to merge in traffic, I decided "berkeley this" and went back to the rental agency.
For the win: the rental person COMPLETELY understood and agreed on the horrible visibility in the car. Gave me Chrysler 300S instead, and that is worlds better. Despite actually being slightly larger, it actually felt smaller and more open. I know where the corners are, the mirrors are about twice as big, and it doesn't have massive blindspots.
Been on the road camping for almost a month- finish this coming weekend. Some observations:
Van life will never be for me. It's a lot of fun most of the time, but two weeks ago, the weather really turned south. Lots of wind, lots of rain, almost no sun, and 10-15F cooler than normal. That sucks. It's really draining to be cold and wet. And I know how much I hate needing the AC to sleep. So the time to spend out has a real limit to it.
A few times, I've considered volunteering at a park. Then I walk into the bathroom and remember how disgusting and inconsiderate some men can be. Ends that idea.
Finally, I have to do some welding this off season to our trailer. It's too flexible, mostly at one beam where it's small and low. Shouldn't be surprised, as there are a ton of clues, and other similar vintage campers have the same problem.

I took a vacation week to do some things around the house, and to go work on our dirt cars at Eastern States Weekend next weekend. It's cold and damp, and next weekend is going to rain. Like almost every weekend this year. I am so done with rain. My basement is wet, most of my yard is underwater or too soft to cut, and it just keeps coming
