Thanks for the input everyone. I put the call out in my community for good contractors (licensed, insured) and I'll be reaching out to a few of them this week. I like the idea of just adding two bedrooms in the basement, but my wife isn't sold on it. She doesn't want to share a bathroom with the kids, period. So we'd have to keep the current half bath in the basement, let the kids take over the full bath upstairs, and we'd have a full bath in the added on master suite in the basement. Whichever kid gets the basement bedroom has to go upstairs to bath. That gives us a 4 bed, 2.5 bath house within the current walls and doesn't disrupt the upstairs layout at all. It does mean that we have to utilize the detached garage a lot more for household storage. I do have a 10' x 10' concrete pad behind the garage that I may build another storage shed on just to store lawn stuff.

If I interpreted your your post correctly that sounds like the best course to take. Don't sweat over the kids, they can deal with whatever for as long as they live with you and before too long (eternity it feels some days) they WILL move out and you get to turn their rooms into gyms and craft depositories.

FWIW, we turned a 3 BR into a 4 BR with a few similar compromises.

We had 7 people living in the house- 2 married adults, 2 teens (1 boy, 1 girl), and 3 little ones ( 2 boys, 1 girl).

It was obvious the teens needed their own rooms.

I told my wife there was only 1 way to do it- the biggest BR had to service the most people. That meant the 3 little ones got the Master Bedroom (and bath), and we converted the front entry into a small bedroom. That became the "Master", and we use the hall bath (shared with 4 of the kids).

It really wasn't so bad. We came up with a bath schedule that worked, and the 3 younger kids became incredibly close (sharing a room seems to do that).

When the teens moved out, 1 BR became a nice study, and the other became my youngest daughter's BR. The boys still share the MBR. And the 3 of them are still like The Three Musketeers.

And my wife and I still sleep in the "foyer". It's only strange when the Jehovah's Witnesses show up, since our front door leads right into our MBR.

I usually muss my hair and answer the door in only a robe, and breath heavily. They don't stay long.
