There is a localish couple that built a Carpartment. That's on the short list of houses to build when I move out of this town in a couple of years. I need about 900 sq-ft of living space and 10k sq-ft of shop space.

Something like this is on my short list. 1500 sq-ft of shop on the ground floor. 1500 sq-ft of living space on the upper floor. The shell is $55k. Figure $100k+- with the interior completed if I do most of the work myself.

OP

Other considerations I didn't see mentioned:

- Internet - you'll likely have to get a business plan through the ISP in that area. If you're renting out a shop with apartment space or build a shop with an apartment space, the ISP is going to charge you for a plan based on the zoning. 

- Utilities -- you may be charged as such

- That's all I can think of but I know those can be added expenses. 

 

Also, i would just read your local rules and regulations for things like that. You're more than welcome to build a shower, kitchen, etc in an office/shop space under the pretense it's an added amenity to the workplace. 

I've been looking into buying a house with property in Florida then building a shop with living space above it like pictured above.  It'd be a great way to be close to my kids without having to live under the same roof as their mom.

I dreamt of doing this when I sold my last house. I wanted to eventually have a business out of the shop space but I couldn't find anything priced under $1m anywhere near a city. I was very close to buying a 20s theatre that had an apartment above it but got bid out at the last minute. I ended up just getting lucky and finding a newer house that a car collector owned and had a large garage with lift in it already. It's not as much space as I'd like but it's better than my old single car garage!

I looked seriously at building a steel building with a lean-to on one side that I could back a mobile home under. Pour a cement floor in the lean-to a couple of feet below grade and skirt/trim/side/paint it right and it could even look good I think. 

Steel buildings have their own issues when it comes to zoning as a residence, and so do pole buildings.  There are a lot of ways that they could work very well, but very specific and restrictive paths that you have to take to get them to pass inspections.

Is it just me, while watching that I was thinking I would need at least a third again more space? They are full up with cars now. Where will all the lifts and projects go?

If it was me, most of those cars would be outside. I only have one that has to stay under cover and one other that I like to keep under cover. Most of that space would be work shop if it was mine.

So, I applied to lease some "flex space" today. It isn't a proper workshop, but it's in an industrial park and as long as all my tools are 110v, it'll be a great place to work on most of my projects. I asked the owner about living in the unit and he said, "no problem, just don't tell me about it."

I didn't have sound, so I prolly missed a lot, but i noticed he only had a tiny tool box, (I prolly carry that much in my car with me) and no workbench. I assume he does not work on his own cars, or just moved in today, and hasn't brought his stuff over yet!
