Do you have access to a runway or do you own it? If you just have access, I'd run away and hide. Those properties suck unless you have your own plane and build out a hanger.

Just access. The rest of the property is really nice. The runway seems to be operated as an hoa thing and optional. There are a few other properties with homes and hangars.
A nice house with a really wide garage door. For resale of course Seriously, these are a thing in the light aviation community. If you have a line on this they can be very valuable to the right buyer.

I was looking into maybe building a hangar to lease out space for aircraft. To be honest, the property is really nice and just 25 mins from downtown of a major city. At the price I'm positive I could make money on it just sitting on it. But I don't know if I'd be able to leave it alone lol
I've had friends that have had properties like this and it's a tough sell long term. Only the really passionate fly boys want to live at the airport. Just know that long term. They never appreciated at the same rate of the surrounding properties.
If I did anything it would be like what hoovie's friend on his you tube channel has which is a large hanger/car storage and an onsite condo.

I don't know if I'd call it an airport as much as just 5 or so lots with 5-10 ac of land each that has a runway along the backside of it that they share. It isn't super active 3 other home owners use the run way for their private stuff. I'm just looking into the realm of what's possible right now. And what it would take to get the most out of building a hangar on the property and making a little bit of money off of it.
If I bought it and did nothing with it, I think I would still do okay. At the price I was offered which is off-market.
And to answer a question asked earlier, looks big enough for autocross. But that's boring lmao
There's one south of where I grew up and I think it's cool but agreed it might be a hard sell. A McDonalds executive lived near my dad then he moved up and bought a house here with a hangar. He stored his muscle car collection inside. This one might be larger and more organized?

Just keep in mind that an HOA really is required to maintain and operate the runway portion of the property.
And these properties tend to draw airline captain.
And there's no way to have an organization that includes more than 1 airline captain that isn't dysfunctional in the extreme.

Property like that is very desirable because there is a very limited supply. I'm surprised it is reasonably priced. Is it in BFE?

Build a house like John Travolta's at Jumbolair (near Ocala, FL). He lives there because it's one of the few private runways long enough for him to fly his commercial jets into. They also host a standing half mile (or mile?) event there that is cool to watch.
Make a few phone calls, make a quick couple mill, and disappear somewhere warm with no extradition treaty?
My dad lives at a private airport (Massey Ranch in Florida by GRM). The nice ones like his that are run right go for HUGE money. Every house has a hangar (required) and nearly every resident is pilot. They have a concrete runway, fuel service, and additional hangars as well. Here, you can take a flight from there:
Check in to the operation of the airpark itself, that is going to tell you a lot about how desirable it is.
Hanger garage with lifts and lots of solar on the roof and possibly using that solar to power full spectrum UV led lights on part of the hanger as private planes...

Nope, it's in Texas. Just outside San Antonio and a hour from Austin.
I live across the road from an slightly active small airport that's up for sale. I think they are counting on a developer to build a a subdivision on it though. The runway saw some nighttime illicit landings back in the eighties (seemed to be a thing to do back then).
It and the connected properties sounded a little like what you were describing.
