I need to lift a 150-200 pound door panel to a 3rd story flat room. The only roof access is a ladder that is too small for the panel.
Whatever we lift it with needs to be man-portable and small enough to make it up the ladder. I don't think dragging the door up the side of the building on a rope is a good idea.
The roof cranes I've looked at are as big as the door and probably too heavy to haul up to the roof.
Any thoughts other than hiring a crane or a Lull?
I'd suggest a crane or a rotator tow truck as every other idea I have is heavy on the sketchy side.

See if there are any sign contractors in your area as they often have small truck mounted cranes for their work AKA " boom trucks". We use them all the time to lift compressors, condensing units, small rooftop HVAC units and other equipment that's too big to fit through a roof hatch. I would guess that $500 would cover you for a quick pick such as you're describing.
Genie makes a hand crank floor lift that will go 30'(Genie SLC30), it's portable-ish, and should be somewhere local for you to rent. Lots of sheet metal/HVAC shops use them to get ductwork onto roofs without using a crane or man-lift.

The door in question leads into the elevator penthouse on the roof of a building. They want a 14 gauge stiffened steel door. It will tip the scales at about 190 pounds.
I've rented boom lifts from HD, they have a 35' and 50' model. I've used the 35' lift, which has a 500 lb weight limit to position several windows (one at a time) on the 2nd story of our house, and it's worked well for that purpose. Not sure if that will work in your scenario.
Oh, hey! I used to design these! Pricey (over 2 grand) but really handy for roofers. For a single job, probably worth renting one or a competitor.

One of the last things I designed before leaving the company was a solar panel tilting carriage. It might work for your door.

Did the old elevator machine room door have a recessed top edge and no roof overhang? Because that's a good way to have to replace one.

I wonder if that boom is PTO driven or if it's electric.
How cool would it be to remove the hood and use the boom to remove the engine?
