Buying a house is a super super stressful experience, if you really are in that bad of a place......it might not be the time.

 

I bought a 1902 Victorian that had it's issues.....but none of them at all scary. The original lenders backed out because there was old masking tape on the windows and their inspector said it was holding together the windows. It wasn't, they painted the trim and left the masking tape on. Stupid, but not bad. 

Also my wife's aunt was working there and torpedoed the deal basically because she thought the house was "too old" and my wife would lose money on it. 

It took some scrambling but we got it, it was massively stressful. We got it in the end and 2 years later the market booked and we got a nice profit on it.

 

There was also some family financial help on it........I really don't recommend going thru with that. What started off as help ended up being greed, money changes a lot

I'm with you on not liking people, especially crooked, backstabbing or just mean people.  

As others have said, find a mortgage broker stat.  The timing to closing is going to be tight.

Sorry to hear that you're having such a rough time at the moment. Probably best to take a step back and breath. I don't think buying this property, and the headache getting it up to snuff, is a good idea at the moment. It's only going to add to your stress at the moment, not solve it.

To be clear-you want a mortgage broker who has lots of lenders to choose from. You may even benefit from going to more than one mortgage broker as they might use different lenders. My experience with one was that within 10 minutes of me walking in he had called 5 different lenders and had a couple of options for me to choose from. I don't know about the rest of the process as we ended up going with a bank because the purchase was very normal and the rate was a little cheaper.

It's just ringing those bells in the back of my head that despite his words, he maybe really doesn't give a E36 M3 about Dana or the kids, because that's what my grandfather was like. 

I also understand since he got burned by her brother that the idea of possibly getting burned again doesn't sit well with him, I completely understand it, and kid or not, burning me on $60k would result in waking up in a river. 

It's just frustrating tied with the useless bullE36 M3 artists at Wells who knew from the minute we sat down to talk about things how things were, but still felt the need to berkeley around for a couple of weeks just because they can. 

I've had a lifetime supply of nice words, happy thoughts, and well wishes. I always always put my money where my berkeleying mouth is, I just expect the same in returm from people, and never ever get it coming back. 

Just a comment, I was in a similar place like you are, a little younger than you. I too hated most people, angry at them and upset with the way my life was going.  
    A buddy got me to focus on doing nice things for others.  Focus on their people instead of myself.  Not in a preachy way but more like an accountant. The deal was I would try to be nice to others for 6 months. Help when I could. Mow  a neighbors lawn,  help someone move, etc all stuff I hated doing.  Sizeable cash offer involved. 
I did it and son of a gun my life got better.  Not in a sweet flowers and perfume nonsense but a real "my life is better way." I mean my income had slightly increased. Deals I wanted actually happened,
